Do Not Buy a Deer Ridge Mountain Resort Condo UNLESS They Give You The Complete Master Receipt Book As Required by the Bylaws
Based on my eight years of owning a condo at Deer Ridge Mountain Resort in Gatlinburg Tennessee – and based on emails that I have received from other owners recently – I strongly recommend that you DO NOT BUY A CONDO at this property UNLESS they give you a copy of ALL the historical books and records showing EVERY expenditure for the past 15 years.
Make sure that you get a copy of the Master Receipt Book that the Bylaws require the Board of Directors and management to maintain on this property. This book should show every invoice, check or payment made and its legitimate purpose. That way you can perform your own due diligence to see if there has been any suspected malfeasance BEFORE YOU BUY.
If you never get these documents and only get excuses, I strongly recommend you DO NOT BUY A CONDO at Deer Ridge Mountain Resort.
(Note: To the best of my knowledge, NO owner has EVER seen this Master Receipt Book that is required to be maintained and made available at all times to all owners by the Bylaws. They never produced this even under court order during my lawsuit against the HOA. It has always been my belief and suspicion that they hurriedly settled a few days before my lawsuit against them was scheduled to go to trial because they knew they would be forced to produce this Master Receipt Book.)
I personally believe that my many issues and suspicions that caused me to file suit against the HOA may possibly still be prevalent in this organization’s Board of Directors and management.
This is strictly a hunch or gut feeling with zero facts on my part so you are welcome to take my personal recommendations with as many grains of salt as you deem necessary.
Note: If you are a current owner of any condo at Deer Ridge Mountain Resort, you are fully entitled by the Bylaws to immediately demand a complete copy of the Master Receipt Book that is supposed to show ALL receipts since the property was built in the mid-1980s.
Again, these are strictly my own personal recommendations based on my own personal eight years of ownership and my personal experiences at Deer Ridge Mountain Resort with its management and Board of Directors at the time that I owned my condo.
